A flat roof does not fail in a day: bitumen turns brittle and blistered, EPDM seams and roof edges come loose. When re-covering, the roofer chooses with you between bitumen (torched on, in strips, ± € 45-90 per m²) and EPDM rubber (large sections or one piece, ± € 60-110 per m²).
For a garage or shed you often land between € 1,500 and € 3,000; a larger residential roof surface runs to € 7,500. Blocked or low-lying outlets are dealt with in the same visit.
With the roof open anyway, this is the moment for flat-roof insulation — more per m², but far cheaper than doing it separately later. Torch work on bitumen is also a fire-safety matter: always a job for an experienced company.
