During a roof inspection the roofer checks the complete roof: tiles and ridge tiles, lead and zinc work, gutters, junctions around the chimney and roof windows, and — where visible — the state of the boarding. You receive a report with photos and maintenance advice.
An inspection costs € 150 to € 350 and is standard practice when buying or selling a home and after a heavy storm. Many companies offset the inspection fee against a follow-up job — ask about this upfront.
For HOAs and property managers a yearly inspection is the basis of every roof maintenance contract: a small defect found is major repair work prevented.
