For a tiled roof you pay on average € 90 to € 150 per m² of roof surface, including underlay, battens and new tiles. A terraced house (40-80 m²) comes to € 5,500 to € 9,000; a detached house with a large roof can run to € 18,000 or more. Scaffolding and disposal of the old material belong in the quote.
Convert every quote back to a price per m² of roof surface — that is the trade norm and the only fair comparison. Also check whether scaffolding, disposal of old material, underlay and battens, and VAT are included, and whether the roof boarding's condition was assessed. A low per-m² price without those items is cheap on paper and not on the final invoice.
For a terraced house a complete roof replacement usually takes 2 to 4 working days, including scaffolding assembly and removal. A large or composite roof, or a renovation with much boarding repair, takes longer. The work is weather-dependent: storms or persistent rain shift the schedule — a roof is never opened unless it can be closed the same day.
In many cases replacing roof covering with the same appearance is permit-free. Stricter rules apply to listed buildings, protected town- and villagescapes, and changes to the roof shape.
