When is your roof due for replacement? Four signals

Repair, renovate or replace: how to read from the ground which phase your roof is in — and when postponing gets more expensive than acting.

Four signals point towards replacement rather than repair. One: porous or flaking tiles — you see dull, rough patches and ever more tile grit in the gutter. Two: a waving or sagging roof line, visible when you sight along the ridge from across the street; it points to battens or boarding losing their strength. Three: repairs that keep following each other — a different spot every year is not bad luck but a pattern. Four: a roof around forty years or older without a major overhaul; check with the neighbours too, because terraced roofs from the same construction year age together.

Do the first check safely from the ground, with binoculars: skewed or missing tiles, grit in the gutter, waves in the roof surface and the state of the ridge tiles. Climbing the roof without fall protection is never a DIY job. For the verdict on boarding, zinc and junctions, have a roof inspection with a photo report carried out (€ 150-350, often offset against a follow-up job) — then you decide on facts rather than on one salesman's impression.

After that the trade-off is sober arithmetic. A single repair (€ 150-500) always beats replacing; three repairs in two years no longer do, because call-out costs and climbing or scaffolding work return every time. If the roof sits in between, a roof renovation (€ 3,500-12,500) is the middle road. And do not wait for winter: whoever replaces at a planned moment in spring or summer picks the company and the weather — whoever must replace after a December storm picks from whatever is still available.
